此地可串聯全羅南道航空宇宙主題公園計畫、羅老島宇宙中心與南熱海水浴場，打造觀光聚落；並鄰近高興友利海洋度假村特區，綜效卓越。由於位於麗水~高興間連陸橋／連島橋建設與西·南海岸環海道路路線上，預期可因交通可及性提升而有優異的集客效果。開發規模預定約100艘（海上50艘、陸上50艘）。※ 遊艇港工地周邊不可釣魚。
