全羅南道の航空宇宙テーマパーク計画、羅老島宇宙センター、南熱海水浴場を連携させた観光クラスターの造成が可能で、高興ウリ海洋リゾート特区に隣接しているため相乗効果に優れています。麗水〜高興間の連陸・連島橋の建設や西・南海岸周遊道路の路線上に位置しており、アクセス向上による集客効果が高いと予想されます。開発規模は約100隻（水上50隻、陸上50隻）が予定されています。マリーナ工事現場周辺では釣りはできません。
